Are parking stickers required? +
Yes. All vehicles without a parking sticker will be towed. Guests may park in the designated Visitor spaces for a maximum of 3 days.
Do you help pair roomates? +
We are happy to help you find roommates. We have a survey each person fills out and then we match roommates based on similar lifestyles. Call us to learn more!
What's included in the rent +
Water, Sewer, & Internet.
How do I pay rent? +
You will be given a secure tenant portal where you can set up online payments.
Are pets allowed? +
Dogs and Cats are allowed with a one time $500 pet fee, but no pet rent. Limit of 2 pets per unit. Call for breed restrictions. A Pet Screening Application is required.
Is the Rosedale Room ava**ilable for private events? +
Yes, you may reserve the room for your event. Speak with the property manager for more details.
Is renter's insurance required? +
Yes. You can purchase it through your tenant portal or use your own company. Please contact our office for details.
Is a co-signer required? +
Only if you do not meet the requirements on your own. A co-signer would then be required. If you do not have a co-signer please contact us for additional options.
Emergency Maintenance +
You can call 540-808-6472 for absolute emergencies. Please note that after hours charges may apply.
Resident Benefits Package
Renting with RMP has many benefits!!! Here are just a few of the items included with our resident benefit package.

Tenant’s deposit is held in an FDIC insured bank. RMP further ensures the protection of tenant’s deposit in the event that the property owner does not stay current on their mortgage and the property gets foreclosed upon.

We will report tenant’s payments to credit companies to earn them good credit

Make several payments during the month when it is convenient for you with our partner, Flex.

Includes a one-time general Pest Control. Tenant must request the visit. Does not include treatment of infestations of termites, roaches or bed bugs

Tenant will have access to General Maintenance videos. This will help tenant solve simple issues and avoid potential maintenance charges. YouTube channel - @rivermountainproperties
Access to 24/7 maintenance hotline to reach a live person after hours for maintenance emergencies.
Quality Repairs – We prescreen vendors to ensure they do quality and timely work.
We inspect your property during the year to ensure there are no outstanding repair issues
Filter delivery and installation every three months
Replacement of the following items will be replaced for Free:
i. Smoke detector batteries
ii. Thermostat batteries
iii. Light fixture light blubs

One time waiver of toilet unclog fee
One time waiver of disposal unclog fee
One time late fee waiver
One time waiver of NSF fee
One time waiver of key replacement or key code reset fee (does not include fobs and only applies during lease term. Keys must be returned at the end of the lease term to avoid a fee)

Tenant will be given a $1,000 bonus towards closing costs if they use River Mountain Properties, LLC to help them buy a property in the New River Valley. Credit is available after the end of tenant’s 12 month lease.

Tenant can move in at anytime after the start of their lease. If they choose to move in on a day or time during which the office is closed, we will provide an afterhours option with the keys for their convenience.

If you don't qualify for a lease and need a co-signer but do not have one, we can help. Our partner, TheGuarntor can provide you with rent coverage and deposit coverage
As a preferred resident with River Mountain Properties, Tenant receives these benefits. Tenant is required to join the Tenant Benefits Package. There is a $25 fee per month, per tenant, that is due on the 1st of each month. Benefit package is not available at all properties.
